This study conducted panel analysis by constructing regional panel data from 2001 to 2020 in order to analyze the effect of 4 supply factor variables and 5 demand factor variables on the change of apartment prices in the Seoul metropolitan area. Model suitability test shows that the panel GLS model is the most suitable model for the panel data used in this study. The result shows that there are no regional characteristics of the panel group. All of the 5 demand-side independent variables significantly affect the price change in apartments, and the move-in household proportion and the unsold apartments proportion among the 4 supply-side independent variables is found to have a statistically significant effect on the price change in apartments.
본 연구는 수도권 아파트 가격 변동에 미치는 영향을 분석하기 위해 2001년부터 2020년까지 4가지 공급요인 변수들과 5가지 수요요인 설명변수들에 대한 지역별 패널데이터를 구축하여 패널분석을 진행하였다. 모형 적합성 검정 결과, 패널 GLS 모형이 본 연구에 활용된 패널데이터에 가장 적합한 모델로 확인되었다. 분석결과 지역별 패널그룹의 개별 특성은 없는 것으로 확인되었다. 5가지 수요요인 설명변수는 모두 아파트 가격변동에 통계적으로 유의한 영향을 미치고, 4가지 공급요인 설명변수 중 입주물량 비중과 미분양 비중이 종속변수에 통계적으로 유의한 영향을 미치는 것으로 나타났다.
