This study was to investigate speculative demand on return of the apartment in Seoul and Gyeonggi. From a traditional perspective, factors such as the educational environment and traffic accessibility can be determinants of the apartments’ price. However, this empirical studies have shown that speculative demand,as measured by the difference between the resale price and the chonsei price, has a significant impact on return of the apartment depending on the period. From 2014 to the second quarter of 2017, apartments, which had a small difference between the resale price and the chonsei price, showed a 2.15 %P higher profit rate than larger apartments, but from the third quarter of 2017 until 2019, they showed a 2.50 %P lower profit rate. In addition, the empirical analysis of this study was verified through the use of samples considering reconstruction issues, the use of samples for actual transactions rather the per 3.3㎡ data, and data interpolation using machine learning.
본 연구에서는 투기적 수요가 시기에 따라 서울,경기 아파트의 수익율에 미치는 영향을 실증분석하였다. 전통적인 관점에서는 교육환경, 교통접근성 등의 요인이 서울, 경기 아파트의 가격 결정 요인으로 설명한다. 그러나 실증연구에 따르면, 시기에 따른 투기적 수요가 아파트 매매가의 수익율에 큰 영향을 미치는 것으로 나타났다. 본 연구에서는 투기적 수요를 전세가와 매매가의 차이로 판단하였다. 2014년부터 2017년 2분기까지는 매매가와 전세가의 차이가 작았던 아파트가 컸던 아파트보다 분기당 2.15%P 높은 수익율을 보여주었지만 그 이후 2019년까지는 분기당 2.50%P 낮은 수익율을 보여주었다. 또한, 재건축 이슈 고려한 표본 이용, 평(3.3㎡)당 데이터가 아닌 실거래가 표본 이용, 기계학습을 이용한 데이터 보간 등을 통한 강건성 검증으로 본 연구의 실증분석에 신뢰성을 더하였다.
