This study tried to analyze the difference in rent between the green certificated, G-SEED (Green Standard for Energy and Environment Design) and the US LEED (Leadership in Energy and Environment Design), building and the non-certified building as of the second quarter of 2018, 563 office buildings in Seoul. Based on the Hedonic Pricing Model, making a model that uses rent as a dependent variable and sets property variables affecting the price of real estate and green building certification as an independent variables and implementing a Multiple Regression Analysis, the author finds that there is a rent premium on overall green building certifications, but unlike LEED certification, the G-SEED certification does not have a significant effect on rent if the vacancy rate is reflected. These results are able to provide the policy implications for government to increase the willingness to pay of tenants to expand the supply of green buildings.
본 연구에서는 2018년 2분기 기준 서울시내 563개의 오피스빌딩을 대상으로 녹색건축인증제도인 한국의 G-SEED(Green Standard for Energy and Environment Design) 및 미국의 LEED(Leadership in Energy and Environment Design) 인증을 획득한 빌딩과 미인증 빌딩의 임대료를 차이를 분석하고자 하였다. 이에 헤도닉 가격결정 모형(Hedonic Pricing Model)을 기반으로 임대료를 종속변수로, 부동산 가격에 영향을 미치는 속성변수 및 녹색건축물인증 여부를 독립변수로 하는 모형을 만들고 다중회귀분석(Multiple Regression Analysis)을 수행한 결과, 전체적인 녹색인증빌딩의 임대료 프리미엄은 존재하지만 LEED 인증과 달리 G-SEED 인증은 공실률을 반영하는 경우 임대료에 유의미한 영향을 미치지 않는 것으로 확인되었다. 본 결과를 바탕으로, 녹색건축물 보급의 확대를 위해 임차인의 지불의향가격을 높이기 위한 정부의 정책적 시사점을 도출하고자 한다.
