Traditional economic indicators has limitations in reflecting unexpected international situations and consumer sentiment to the real estate price forecasts in a timely manner. In order to overcome the limitations, this study intends to predict the fluctuation of future apartment sales price by considering the consumer sentiment towards real estate market as a key variable in addition to the existing macroeconomic factors. However, due to the insufficient amount of the real estate consumer sentiment data distributed in public, this study uses machine learning algorithm compensating the limitations by fine-tuning the nonlinear predictions.
전통적 경제지표는 다양한 국제 정세 및 재난적 요소 등을 시의적절하게 부동산 가격 예측에 반영하는데 한계가 있으며, 부동산 경기에 대해 시시각각 변하는 소비자 심리 또한 예측에 즉시 적용시키는데 한계를 보인다. 이러한 한계점을 보완하기 위하여 본 연구는 기존의 거시적 경제요소와 더불어 부동산 전망에 대한 소비자들의 심리를 지수화한‘부동산심리지수’를 핵심변수로 고려하여 미래 아파트매매가등락률을 예측하려 한다. 단, 공공데이터로 배포된 부동산심리지수에 대한 수집량이 충분치 않은 점과 실제 아파트매매가등락률 예측에 있어 비선형적인 예측치들을 미세하게 조정하기 위해 기계학습 알고리즘을 활용하여 그 한계점을 보완하려 한다.
